Wexford: €900,000: A Wexford five-bed with an adjoining site has development potential, writes Orna Mulcahy, Property Editor
A Victorian house with considerable development potential at Drinagh in Co Wexford is for sale by private treaty through Kehoe & Associates.
Barry Kehoe is seeking offers over €900,000 for Birchgrove, a five-bedroom house dating from the late 19th century and standing on 1.75 acres of grounds. An adjoining site of 2.2 acres is offered at €650,000-plus.
Reached at the end of a gravelled avenue and surrounded by lawns and gardens, Birchgrove is located about 1.5 miles from Wexford town, set back from the main Wexford to Rosslare road.
It is inside the Wexford ring road and surrounded by commercial enterprises, and its land is zoned for industrial, warehouse and distributing use. Almost certainly it will be bought for development purposes, though the new owner may also keep the main house in private use.
It's an attractive two-storey house that has been updated in recent years and redecorated throughout in bold heritage colours that suit the lofty, well lit rooms.
Crimson walls throughout the entrance hall, stairwell and gallery landing are lightened by crisp white paintwork, contemporary lighting, and the use of skylights on the upper floor.
There are three reception rooms, including a formal diningroom and a superb bow end drawingroom with a polished timber floor and an impressive white marble fireplace. This leads on to a garden room which in turn connects with a big eat-in kitchen and utility room.
Upstairs, the five bedrooms, two of which are en suite, are arranged off the wide gallery landing, which overlooks the front hall below. There is also a good-sized family bathroom at this level.
Behind the house is a walled garden and a courtyard of semi-derelict buildings. This part of the property along with the land is almost sure to be redeveloped by new owners, according to Barry Kehoe. Birchgrove is currently for sale by private treaty though strong interest may result in a sale by auction.
