Limerick/from €268,995: As far as we know, there is no by-election scheduled for Limerick, but last week Taoiseach Bertie Ahern worked some very new doorsteps there when he launched Larchfield, a new apartment development by McInerney on Ashbourne Avenue, off the South Circular Road.
The completed scheme, designed by architect David Thompson, will have 108 apartments in three blocks and the first phase, comprising 31 units, is now on sale from plans.
There are 22 two-beds in this block, ranging in size from 71-85 sq m (763-920 sq ft) with a starting price of €268,995, and nine three-beds, on the ground and fourth floors, ranging from 101-105 sq m (1,087-1,135 sq ft) and priced from €319,995.
Standard features include recessed lighting, solid wood doors, handsome kitchens and wardrobes made locally by Derg Kitchens, and lifts to all floors from the underground car-park. The bathrooms have power showers and heated towel rails.
Every apartment, with the exception of those on the ground floor, which have private patios, has a generous tiled balcony defined by glass panels and accessed through tall French doors from the kitchen/living/diningroom. These rooms will have a very sleek Dimplex electric fire and will be wired for surroundsound.
The apartments will be set in 1.5 acres of landscaped grounds and the scheme is 15 minutes' walk from the city centre. Larchfield may also appeal to investors as adjacent apartments in this area command monthly rents of €850 to €1,000.
Apartments in this phase are expected to be completed in October/November, and the show apartment is on view in McInerney's regional offices in the Ashdown Centre.
