There’s a lot to be said for a well-appointed loo it would seem. No sooner had number 67 Upper Leeson Street featured on these pages under the tongue-in-cheek headline “Loo with a View”, when a couple of hundred people showed up to view the three- bed mid-terraced house guiding €1.3 million through Lisney.
Apart from the unique bathroom with its views of both Waterloo and Wellington Roads, number 67 captured imaginations because of its very high-spec finish and workmanship. The Lisney sale room was packed at last week’s auction then, when the 224sq m (2,411sq ft) property sold in under a minute for €2.2 million – an incredible 70 per cent above the guide price.
Three bidders rapidly moved the price upwards to €2.1 million, but the successful buyer – a young professional businesswoman represented by her solicitor – entered the fray with the final bid. According to Stephen Day of Lisney, there were 15 people in the room who would have been hopeful of buying the property, but most didn’t get a bid in.
The next day on Wellington Road, number 48, a refurbished 335sq m (3,614sq ft) four bed, also clocked a strong – but less frenzied – result when it sold for €2.4 million on a guide of €1.9 million through agent Knight Frank.
Two results that hint at an interesting auction season ahead in some parts of the capital.
