Sold for €260,000 over the AMV

WE’VE had a few good news auction stories of late and the recent sale of Glenwirra at 28 Albany Road, Ranelagh, Dublin 6 under the hammer is no exception. The detached three-bed had an AMV of €1.2 million and sold at auction for €1.46 million. There were 32 bids and six individual parties took part in the bidding process.

The house was just over 111sq m (1,200sq ft) but is on 0.25 of an acre and had been in the same family since it was purchased in 1927. It has a garage and off-street parking and the south facing garden backs on to Gonzaga College.

LESOTHO may be interested in joining the embassy set (the Indians and Portuguese) who live on Knocksinna Road in Foxrock. Someone from the small African country went to view Suantraí, the recently built art deco-style house shown on our front page last week. It’s for sale for €2.75 million through Daphne L Kaye. There are a number of embassies looking for residences at the moment although it appears that some of them including the Israeli Embassy and South African Embassy are opting to rent. Lesotho, the southernmost landlocked country in the world, is surrounded by the South Africa.

Pay €100 to win a house for €1000

AN AUCTION of a different kind is being held to raise funds for a new water sports development in Rosslare. Pay €100 to the Rosslare Community Development Association, and you can tender up to €999.99 for a new three-bed in Castlebridge, Co Wexford. The highest uniquebid – i.e., not necessarily the top one – will win the house.

Quinlan selling D4 houses?

WHILE the two Brians are offering some comfort to the little people in trouble with their mortgages, what about property developers who have fallen on hard times? Derek Quinlan, who owes about €600million and now lives in Switzerland, is expected to sell at least a few of his D4 houses on Ailesbury and Shrewsbury roads as negotiations between his representatives and Nama progress.

The properties include a former embassy on Ailesbury Road bought for €8.5m in 2007. He owns three houses on Shrewsbury Road, two of which were bought for €27 million in 2006.

But what might these properties be worth in the current market? One industry source speculated that in good condition they might fetch €5m to €6m each but if they need work, the price would be closer to €3 million each.

Neighbour Niall O’Farrell of RTÉ’s Dragon’s Den fame is doing his bit to keep values up on the road, however. The price of Thorndene, his Shrewsbury Road seven-bed which has been on the market for a year for €14m, is rumoured to have been slashed to €8m. Not so says agent Colliers Jackson-Stops – but it is “open to solid offers”.
