GREEN Property, which opened its Blanchardstown Centre last year, is focusing on the development of four projects in Ireland, some of which will come through this year. There will also be "selective developments" in Britain, according to finance director, Mr Danny Kitchen.

Speaking after yesterday's annual general meeting, at which shareholders asked no questions, he said the group planned to develop a 70,000 sq ft retail warehouse and a service block in the Blanchardstown Centre. The warehouse would cost between £4 million and £5 million while the service block which would include a post office would cost around £1 million.

The third development would be the completion of projects at the Westgate Business Park. It would, involve a research and development block of 8,000 sq ft, costing some £500,000. The fourth development involved a joint venture with Dublin Corporation to develop a 100 acre industrial park at Fonthill Road in west Dublin, near the M50 motorway. The first 15 acre phase involves Musgraves.

Green had, over the past three months, been reviewing the Morgan Grenfell Property Asset Management portfolio in Britain which was acquired last year for £68.5 million, he said.

"We have been working through the different options and we see a gradual increase in development activity in Britain," said Mr Kitchen. There would be "selective development" of what was retained in the Morgan Grenfell portfolio. The portfolio consisted of 11 properties with rents of £5.45 million. The programme in Britain would also involve sales from some of the older portfolios.

Green increased its profit before tax by 34 per cent from £6.38 million in 1995 to £8.54 million in, 1996.
