One site is in the heart of Dublin, the second is in Killiney, and both suit apartment development.

The city site is on Grantham Street off Camden Street. It has planning permission for 27 apartments and one retail unit, and has a guide of €6-€7 million, according to agent Liam Stones of Bannon Commercial.

The site has been the business premises of O'Sullivan Graphics Supplies Ltd since 1986.

Having obtained planning permission, the company will temporarily relocate next door and will then return to the single retail unit once construction is finished.

The planning is for eight one-bedroom apartments, 17 two-beds, two three-beds and 28 basement car-parking spaces.

The design of the scheme is by well-known architects Douglas Wallace.

It goes to tender on November 16th.

The Killiney site is also for sale by tender - this time on November 15th. It is a mature level site and is for sale in two adjoining lots with a total area of about 0.7 hectares (1.6 acres).

The site has access and extensive frontage to Killiney Hill Road while planning permission for about 50 to 60 units should be obtainable, according to architects O'Mahony Pike.

The site is close to the Dart and Killiney and Dalkey villages. Agent Liam Stones of Bannon Commercial suggests a guide price of €10 million.

Demand for sites with such attractive locations remains strong and so aggressive bidding is anticipated for these sites, according to industry sources. The ready-to-go aspect of the Grantham Street site makes it specially desirable for developers who want to avoid the delays associated with planning applications.
