The Moorings, at 59 Merrion Road in Ballsbridge, is a large Tudor-style semi-detached house with a particularly rich and spacious interior. Dating from 1912, and standing on a third of an acre of garden backing on to Wanderers rugby grounds, it is set to make £2.5 million-plus at a Lisney auction on May 31st.

An ideal home for a large family, the 4,500 sq ft house has eight bedrooms, fine reception rooms and many impressive features with solid oak timbers in many of the rooms.

Although situated on a busy road within two and a half miles of the city centre, the noise of traffic is quelled by secondary glazing on the windows.

The large entrance porch has a marble floor and off it is a cloakroom with a hardwood floor and a lavatory. Part-leaded light oak doors lead from the porch into the drawingroom, which has a bay window with outstanding oak-panelled walls and an oak-beamed ceiling, as well as parquet oak flooring. The fireplace has a brick surround with a copper hood, oak mantelpiece and fitted bookshelves on each side.

The wallpaper here is a deep red, a theme continued in the rooms off the drawingroom which lend themselves to entertaining on a large scale. A music room could be used as a morning room for owners whose tastes don't extend to a baby grand.

Again, this room has oak-panelled walls. Also off the drawingroom is the diningroom, with a bow window and marble chimney piece as well as an oak floor and ceiling cornice. This room has French doors leading into the rear garden. A family room also leads off the drawingroom and it too is a substantial room with a bright aspect.

The decor changes in the kitchen area, with the walls painted a deep yellow. The kitchen has white fitted units, good worktop space and a shelved pantry off it. Also off the breakfastroom is a green oil-fired Aga cooker. Beyond this room is a utility room and boiler house.

The arts-and-crafts inspired staircase with its carved heart motifs leads right up through the house. The first floor has three large bedrooms with en suites attached, as well as a smaller room.

The main bedroom has a cast-iron fireplace with a gas fire and an exceptionally decorative en suite bathroom with an antique-style bath, gold-plated taps and matching pedestal wash-hand basins as well as a cast-iron fireplace and a fitted gas fire. The other two double bedrooms are very well proportioned and have tiled bathrooms while the fourth bedroom could be a study.

On the next floor are a further four bedrooms, all with fitted wardrobes and sloping ceilings and there are sweeping views from the back of the house towards the Dublin mountains.

The back garden is mostly in lawn with some fine borders and a tiled patio area. At the end of the garden is a small enclosed orchard.
