Tax-break homes beside resort from €420,000

Co Carlow/from €420,000: Four-bedroom houses, some with tax breaks, go on sale this weekend at the luxury Mount Wolseley Hilton Hotel, Spa and Country Club in Tullow, Co Carlow.

Mount Wolseley is the scenic location for a Christy O'Connor-designed championship course, in the soft Carlow countryside and about 40 miles from Dublin. The resort is a manageable drive from the capital - a factor that attracts many weddings and special functions to the venue.

Joint agents Hooke & MacDonald and Sherry FitzGerald McDermott will be handling viewings on Saturday and Sunday.

Prices from €420,000 include a golf membership concession and the convenience of the hotel and Sensory Spa. The resort, which has just had a multi-million euro upgrade, is set within beautifully landscaped mature grounds and with the mountains as a backdrop.

Mount Wolseley was the ancestral home of the Wolseley family. Irish-born Frederick York Wolseley co-founded the first Wolseley motor car in 1895 with British engineer Herbert Austin.

Current owners, Donal and Breda Morrissey, and their extended family, live at Mount Wolseley, providing a hands-on approach to the management of the resort which is evident in attention to detail. The family is actively involved in construction company Lismard, which is responsible for the current phase of houses.

Nine of the four-bedroom houses at Wolseley Park, priced from €425,000 and with 148sq m (1,600sq ft) of space, have the added benefit of Section 23 tax incentives for investors, allowing the construction costs to be set against all rental income in this jurisdiction.

This applies to residential or commercial properties. The price includes all furnishings and golf membership concession.

The remaining 19 167sq m (1,800sq ft) four-bedroom houses at Wolseley Court cost from €420,000, including the membership concession. Most of the houses are completed and ready to move into.

Facilities available for use at Mount Wolseley include the hotel and restaurants, fitness centre with gymnasium, sauna and steam rooms, pool, beauty salon, spa, tennis courts, children's playground and the 18-hole course.
