Kilcock/ from €205,950:  Four-bedroom semis, three-bedroom terrace houses, three-bed duplexes and two-bedroom apartments go on sale this weekend at Brayton Park, near Kilcock, Co Kildare. Kate McMorrow reports

Joint agents Douglas Newman Good and Property Partners Brady will be taking bookings for 27 units in this release, out of 177 in the entire development when completed. Showhouses for the houses will be open for viewing.

Kilcock is off the N4, about 18 miles from the city. The town is served by Dublin Bus and Bus Éireann routes and there is a daily commuter rail service from Kilcock to Connolly station in Dublin.

Prices start at €205,950 for just two two-bedroom apartments of 58 sq m (620 sq ft) which are selling from plans. Two duplex units with three bedrooms and 91 sq m (980 sq ft) of space, also selling from plans, are priced from €236,950.

Fifteen three-bedroom terraced houses of 112 sq m (1,200 sq ft) cost from €264,950. Eight four-bedroom semi-detached houses of 116 sq m (1,250 sq ft) start at €339,950, with larger 133 sq m (1,435 sq ft) four-bed semis starting at €379,950.

Standard features at Brayton Park include good quality kitchens and bathroom ware. Fitted wardrobes are supplied and internal walls painted in a choice of two colours.

Designed by architects John F O'Connor, the houses have an attractive half-brick facade. Fireplaces will be supplied as in the showhouses. Upstairs floors are tongue and groove, ready for sanding and polishing. There is an en suite shower room off the main bedroom and the downstairs guest toilet is wheelchair accessible.

Timber French doors in the houses open to a terrace and front gardens will be levelled and seeded. Townhouses have a rear garden only.

The apartments and duplex units, divided among three three-storey blocks, will all have own-door access and terraces or balconies.

A fireplace will be provided and double French doors will open to a landscaped courtyard. All bedrooms will have fitted wardrobes and second level floors will be tongue and groove. Duplexes and apartments will be piped for natural gas.

Annual maintenance charges for the upkeep of the landscaped grounds are expected to be €300 for the houses. Apartment and duplex owners will pay an annual service charge of around €800 for two-bedroom units and €1,000 for three-bedroom units.

Completions are expected to be from July to the end of this year, according to the selling agents. Previous schemes by developer Aranbel include Blessington Abbey and Blessington Orchard in Blessington, Co Wicklow.
