There's still good growth on Kilteragh Road, and detached 1970s houses which could do with a bit of updating on Joyce Avenue also have good potential. Brighton Lodge, a small development of townhouses and bungalows, has experienced wonderful growth. They're small, pretty and popular with people scaling down. The Hedgerows by the racecourse is also a good area.

Any of the quality roads such as Westminster, Torquay and Brighton are the top of the pile - these will be the least affected by price fluctuations and will continue their strong growth. The only time people sell here is when the family grow up and they're scaling down. If you can get one of the more ordinary houses on Torquay Road which vary in value, the big ones will pull the smaller ones up.

Look at the four and five-bedroom semis off Leopardstown Road on Rocwoood, Laurleen, Foxrock Manor from £375,000 up to £700,000. They're mostly full redbrick with good gardens and it's a strong family area. The top end of the market speaks for itself.

For young couples, St Brigid's Park would be worth checking out. If money's no object, Westminster Road or Brighton Road - the good houses will cost £2 million plus. In the £500,000 bracket, small pockets of housing schemes off Brighton Road on Brighton Hall, Brighton Avenue and Carrickmines Little are a good buy.

For those with a big budget, Kerrymount Avenue is a nice quiet road with a wide range of superb properties. Torquay Road has nice bungalows, not so pricey as the big houses, though still expensive.

Buy as close to the village as possible. There are some very nice well-built houses in small infill developments - there's a premium on this side of the dual carriageway, although across the road is also great.
