A colonial-style villa on 1.2 acres of gardens on Brighton Road, Foxrock, is expected to achieve over £1.2 million at auction through Daphne Kaye & Associates on 3rd October.

Clarmallagh, typical of the houses built in Foxrock in the 1900s, has four bedrooms and 2,400 sq ft of accommodation. There is potential to extend into the substantial roof space, or build in the side garden, subject to planning. Property on Brighton Road, especially period houses with rambling full-blown gardens, has performed exceptionally well in the past year. Daphne Kaye sold a detached Victorian house on three-quarters of an acre for over £1.5 million in March. Greenwood, another Brighton Road house on half an acre, fetched £1.1 million the following month.

Clarmallagh is set well back from the road behind high hedges, with an orchard, herbaceous walk, lawn and a treelined drive to the front.
