Carrickmines: from €370,000Fifty apartments and duplexes at Carrickmines Manor near the M50 and planned Luas extension hit the market this week, writes Kate McMorrow

Another phase launches today at Carrickmines Manor, a development of apartments and houses off Glenamuck Road in Carrickmines, Dublin 18.

Hooke & MacDonald will be taking bookings from noon today for 50 apartments and duplexes. Among these are 18 duplex apartment/houses with roof gardens and 18 own-door apartments. The remaining apartments will be in a new block near the entrance to the development.

The location is great, just past Carrickmines Tennis Club and close to the M50 and impending Luas extension, but it is the finish and innovative use of space which will sell this scheme. Show units will be open for viewing.

Prices start at €370,000 for one-bedroom apartments of 49-56sq m (525-600sq ft). Two-beds of 67-88sq m (720-945sq ft) cost from €500,000. Also available are own-door two-bedroom apartments from €460,000 and three-bedroom duplex units of 111-115sq m (1,190-1,235sq ft) starting at €685,000.

The duplexes have a ground floor entrance, terrace at first floor level and a 46.5sq m (500sq ft) roof garden. The apartment blocks stand within expanses of landscaped grounds, with good-sized balconies and large windows to accentuate views. Traditional and modern styles have been used, with each apartment facing onto open space and a lattice of pedestrian streets.

Joint developers, Pierse Homes and Redquartz Boundary, and architects O'Mahony Pike, have produced a strong specification at Carrickmines Manor, as befits its prime location.

Kitchens come with cherry units and granite worktops, brushed chrome handles and occasional opaque glass doors. Integrated appliances include a dishwasher, fridge-freezer, washer-dryer, Neff double oven and ceramic hob and a stainless steel microwave.

Bathrooms have good quality white ware, with shower screens, heated towel rails and floor and wall tiling. Recessed lighting is installed in kitchens and bathrooms, while light switches and sockets throughout are brushed chrome. Wardrobes are in ivory and cherry wood, with timber linings.

The apartments at Carrickmines Manor will have a combined digital telephone and broadband television network. A landscaping plan provides for planting, walkways and courtyard areas, designed to give the development a village feel. Completions for the duplexes and own-door apartments are from January 2007, while the new block at the entrance to the scheme is scheduled for completion in early 2008.
