An overseas investor has paid €661,000 for the ground floor and basement of 52 Dame Street, Dublin 2, which is let to Preen Hair & Beauty Salon at a rent of €40,000 per annum.
The deal will show a return of 5.8 per cent. The premises form part of a five-storey period building and have been fitted out to a high standard.
Colliers International, who handled the sale, are also seeking €285,000 for a private consultation suite rented by the Mater Private Hospital in the newly refurbished St Raphael's House on Dorset Street, Dublin 1.
Suite 2 is rented at €20,714 under a 20-year lease from 2013 with a break option in year 10.
The investment will show a net return of 7 per cent.
