Shop Leases: The competition, mainly between UK multiples, for a trading pitch on Dublin's Grafton Street is to surface again with the decision by ladies fashion retailer Pia Bang to sell the lease of her building at number 46 Grafton Street.

Agent Finnegan Menton is seeking offers of over €400,000 for the lease of the four-storey over basement building which is located along one of the busiest stretches of Dublin's premier high street.

Pia Bang, who has traded on the street for almost 20 years, is to concentrate in future on the new Pia Bang home brand which was launched on South Anne Street before Christmas.

Number 46 is held on a 35-year lease incorporating five yearly upwards-only rent reviews from January 1st, 1991. The passing rent is €225,996 per annum.

The building has a total floor area of 282.6sq m (3,042sq ft), including a ground floor extending to 80.82sq m (870sq ft) with an additional 28.8sq m (310sq ft) at mezzanine level.
