FROM THE ARCHIVES: The mention of house prices, once a subject of envious dinner-party chat, today prompts a succession of horror stories for owners and sellers. How they looked in 1994, as the boom was beginning to gain traction, is clear from this report of auction results at the time. A LARGE five-bedroom period house, Glyndwr, at 33 Garville Avenue, Rathgar, Dublin 6, was withdrawn at auction yesterday at £295,000 and sold later for over £300,000.

There were two bidders for the house at the Sherry FitzGerald auction when bidding opened at £250,000. The single-storey over garden level villa dates from the mid-1800s and was completely refurbished since its owners bought it seven years ago.

Glyndwr towers above its semi-detached neighbours on one side and is matched by another villa on the other side.

There is a main reception room on either side of the hall, each with its original marble fireplace. Behind them, there are two further rooms – one a bedroom, and the other a sittingroom.

A new extension was recently added. A wide staircase leads down to the lower floor and also into the return where there is a particularly attractive bathroom.

Also in Rathgar, Sherry Fitzgerald secured £136,000 at auction yesterday for a four-bedroom mid-terrace house at 6 Brighton Road, Rathgar, Dublin 6. The two-storey house has three reception rooms and a combined kitchen-breakfastroom.

A late Victorian redbrick semi-detached house at 77 Highfield Road, Rathgar, was sold at auction for £252,000 through David Murnane. It has two formal reception rooms, a study, kitchen and five bedrooms. The auction opened at £165,000 and continued with a further 29 bids from five parties.

In Ranelagh, Wyse Co is quoting £160,000 for a four-bedroom terraced house at 40 Dartmouth Square, which was withdrawn from auction yesterday at £146,000.

In Donnybrook, Dublin 4, a very strong price of £195,000 was achieved at auction by de Vere White and Smyth for an early 19th century terraced house at 49 Marlborough Road. The house has two reception rooms, a fitted kitchen/dining area, four bedrooms and a bathroom.

Sherry FitzGerald sold prior to auction a modern four-bedroom house, Ashleigh House, at Oaklands Park, Sandymount, Dublin 4, for a figure believed to be more than £130,000.

In Booterstown, Hamilton Osborne Kings’s Blackrock office obtained £157,000 at auction for a detached bungalow with a garage at 23 Dornden Park. Arthur Davis of Hamilton Osborne King says that during the auction campaign, more than 300 parties viewed the house and eight parties asked for the conditions of sale. Bidding at the auction opened at £125,000 and the house was declared to be ‘‘on the market’’ at £150,000.

Situated on a corner site, the house has two reception rooms, a conservatory, fitted kitchen, utility room, and three bedrooms.

In Killiney, a detached house currently laid out in three self-contained units, Springhill House, Springhill Park, was sold at auction for £82,000 by North.

An end-of-terrace two-bedroom house in need of modernisation at 6 Albert Place East, off Lower Grand Canal Street, Dublin 2, was withdrawn at £40,000 by Kilbride Auctioneers, which sold it later for a figure in the early £50,000s.

Lisney also obtained £65,000 at auction yesterday for a semi-detached bungalow at 154 Kimmage Road West, Kimmage, Dublin 12. It has two reception rooms and three bedrooms.
