DUBLIN 15: FROM €250,000:THE FINAL 21 apartments at The Village in Rathborne, off the Navan Road in Dublin 15 go on the market today at substantially reduced prices.

Catherine O’Connor of selling agent Savills says the homes are likely to be of particular interest to professionals renting and working in the IFSC because Rathborne has a direct rail link with the financial services centre. The trip takes only 18 minutes.

The exceptionally low mortgage rates being offered by the banks and the likelihood that there will be another cut in interest rates today means that the monthly repayments on apartments in Rathborne will now be generally lower than rents in the IFSC.

Two-bedroom apartments going for sale today at €250,000 to €260,000 were selling a year ago for €375,000 to €430,000. The units have a floor area of 71.6sq m (771sq ft) and come with a complete fit-out of white electrical goods, wall and floor tiling, and a car-parking space in the basement.

For those who can afford a little more, three-bedroom penthouses seem exceptionally good value at €320,000 – a long way below the original selling price of around €500,000. These units have a floor area of 88.7sq m (955sq ft) and, like the smaller apartments, have spacious balconies.

Castlethorn has built more than 500 apartments in Rathborne over the past six years but, because of the more difficult marketing conditions, has upgraded its fit-outs in The Village.

All the apartments being released for sale today are located in attractive five-storey blocks with a range of restaurants, cafés and other shops, including a Superquinn convenience store, a pharmacy, hair and beauty salon and a bar. There is also a gym and childcare facility on site.
