Lisney is guiding €2.9 million prior to auction for Glengarriff on Claremont Road, Sandymount, an impressive Victorian redbrick semi-detached house that has been given a stylish makeover by its owners over the last five years.

The five-bedroom house stands on a site of around one-third of an acre, most of it in a back garden that's over 230ft long. The property goes to auction on October 14th.

Located close to the village and within easy reach of Ballsbridge and the city centre, this is a fine family home with an enviable mix of for  formal and informal reception rooms and a total floor area of 312 sq m (3,361 sq ft).

The wide entrance hall, which runs right through the ground floor, has an elegant study or music room on the left and a double drawingroom on the right with twin sets of sash windows overlooking the front garden. A tremendously bright room, it has a polished timber floor, detailed plasterwork, and fireplaces at either end.

Even the radiators stand out – they're old-fashioned bulbous cast-iron ones positioned under each window, ideal for perching on on a cold day. While the reception rooms are both grand and welcoming, the owners admit that they spend most of their time in the big kitchen-cum-livingroom that spans the back of the house.

The large kitchen area is fully fitted with cream-painted units that include an island unit with Corian worktops and an island unit topped in granite. An Aga has pride of place in the scheme.

The 25ft livingroom-cum-diningroom has tall windows and wide patio doors to the back garden which begins with a wide area of patio and continues with a long lawn followed by a series of little gardens that narrow towards the end.

At the end of the rear hallway is a cloakroom with tongue and groove panelling and an Amtico floor. Upstairs the family bathroom on the first landing is bigger than most people's livingrooms and is decorated in period style with tongue and groove panelling all around and a free-standing roll-top bath in the middle of the room. Matching washhand basins and a power shower provide the modern creature comforts in what is one of the nicest rooms in the house.

The five bedrooms on the first floor are all generous doubles and the main bedroom comes with a large en suite shower room. Three of the bedrooms have original fireplaces, while all have fitted wardrobes or shelving. A good-sized linen room completes the accommodation on this floor.

There is off-street car-parking for several cars, a bonus on a road that has endless double yellow lines.
