The first phase of an apartment development which goes on sale from today in Inchicore, Dublin 8, with prices starting from £120,000, is likely to appeal to first-time buyers.

Two-bedroom units will be for sale from £145,000 and three-bedroom units from £165,000.

The Tramyard, until 1931 the workshop and depot of a tram company, is now the site of an eight-block apartment scheme by Fabrizia Developments. The first 47 apartments - of a total 208 - in two blocks are on view from today until Sunday. These will be ready for occupation before Christmas, and the remaining six blocks in the scheme will be finished by next spring. The selling agent is Hooke & MacDonald.

A 15-minute drive from the city centre, Inchicore has been targeted by the Government for a multi-million pound investment in infrastructure and in social, residential and commercial activities under an Integrated Area Action Plan.

While a significant number of these apartments will have views of the river, most of the remainder will overlook an internal courtyard with fountains, mature trees and shrubbery. There is an underground car-park.

A mix of one, two and three-bedroom apartments in this phase come in a variety of shapes and sizes. The show apartments are in Blocks G and H. Block H has a long entrance hall with terrazzo tiling. The 450 sq ft one-bedroom apartment has a small hall with a storage unit, a livingroom which looks big enough to accommodate a sofa, and a small table with chairs and a kitchen off it. This is entered through an open archway with fitted Shaker-style maple units. The double bedroom has fitted wardrobes.

In Block G, a 700 sq ft two-bedroom apartment overlooking the river has an unusually long hallway and a spacious livingroom leading to the standard Shaker-style kitchen. The two bedrooms have fitted wardrobes.

Another 750 sq ft two-bedroom unit has a livingroom with a curved patio door leading out to a semi-circular balcony. The main bedroom has views of the river. The 900 sq ft three-bedroom apartment also has a Shaker-style kitchen with granite worktops; it has a separate entrance from the hall, and is connected to the livingroom only through a serving hatch. The three bedrooms have fitted wardrobes.

The entrance to the scheme is in Inchicore village; the proposed LUAS line will pass through the village on its way to the city centre via Heuston station.
