Maple Road in Clonskeagh, Dublin 14 is probably less well known than its neighbouring Whitebeam estate but the road which was developed in the 1950s has some of the most impressive houses in the area.

Individual plots were sold at the time and well-known Dublin builder Crampton built the houses which all differ in architectural style. Lisney will be putting 15 Maple Road to auction on September 22nd with a guide of €2 million.

A house on the opposite side of the leafy road sold earlier this year before auction for around that price but number 15 is on the sunnier side and its substantial back garden is entirely southfacing.

It's a rather plain looking redbrick house with small windows to the front but what is likely to attract buyers looking for a large family home is the house's obvious potential. It's on a quarter of an acre of gardens and has 164sq m (1,760sq ft) of living space. It could easily be extended to the side and the back without impacting in any significant way on the garden. Some years ago a house two doors down was levelled and a much larger house built in its place.

The present owner has lived here for 26 years and the house has been stylishly decorated and well maintained in that time.

The best room is the large livingroom at the back which opens into an attractive conservatory. There's also a formal diningroom - there's no space in the kitchen for a dining table - a workroom with patio doors to the garden, a kitchen to the front of the house and a good-sized hall. At the very least, the layout will most certainly need a rethink for a family looking for a large eat-in kitchen.
