Apartments go on sale today at Canon Court, a block of 47 units overlooking St Patrick's Cathedral and Close at Bride Street in Dublin 8. One-bedroom units start at £113,950 and rise to £169,950, while two-bedroom apartments range from £164,950 to £177,950, according to selling agent Tony Campbell of GPK Properties.

Canon Court is an impressive redbrick five-storey block with underground car-parking, good communal space on each floor and apartments that have been carefully laid out to take best advantage of the terrific views over Cathedral Close and the public gardens.

Designed by Randall McDonald Architects and built by South Dublin Construction, the apartments are being finished off to a high standard that will appeal to owner-occupier buyers. About 14 of the apartments have been sold from plans including all the larger three-bedroom units which fetched upwards of £300,000. Unusually, the penthouse level is given over to one-bedroom apartments only. There are four in all, and two have already been sold. The remaining two seem well worth the premium price of £169,950 for a number of reasons.

The livingroom in each one has access to a very spacious, private balcony that not only has superb views over the city towards the mountains, but also faces west. The kitchen is much larger than average with room for a table and chairs. The livingroom and bedroom are divided by double doors, a clever layout that will allow a more flexible use of both spaces. There is good fitted storage space in the main bedroom and in the hall, with additional walk-in eaves storage outside the apartment, on the other side of the corridor. In addition, owners at this level will probably get the most use from the two communal roof gardens positioned at either end of the building.

Elsewhere in the building, there are five one-bedroom units available on the first floor, which is slightly above street level. All of these face towards the street and four are priced at £113,950. The last one is the show flat which may be sold fully furnished for more. There are four two-bedroom units at this level, and these are at the back of the building, priced from £164,950 to £169,950. The view improves the higher one goes, particularly at the back where all the two-bedroom units are located. Second floor two-beds range from £168,950 to £175,950 while the one-bedroom units at the front of the building are all priced at £115,950. Underground car parking spaces cost an extra £20,000 each but are only available with two-bedroom units.
