An 8,000 sq ft awardwinning Grade A guesthouse and restaurant built in 1996, The Narrows, 8 Shore Road in Portaferry, Co Donegal, is for sale by private treaty for £850,000 through the Whelan Partnership.

The Narrows has 13 en suite bedrooms, a 50-seater conference room and a licensed restaurant overlooking a narrow stretch of water at Strangford Lough. It won an RIAI award in 1997 for outstanding architecture and was recently awarded two rosettes by the AA for its cuisine.

Located 30 miles south of Belfast, and overlooking Portaferry's 35-berth marina, the Narrows is owned by brothers Will and James Brown, who have set up a website, www.narrows.co.uk, which has attracted interest from overseas. A database of more than 3,000 customers is also included in the sale.

A converted stone barn in the courtyard is currently the manager's quarters and it has a wet changing facility and a sauna.

On the ground floor, the restaurant has a waiting area with bench seating and an open fire.

The diningroom has a well stocked bar and can accommodate 46 guests. The kitchen is fitted with a wide range of commercial stainless steel appliances.

The first floor of the guesthouse has a conference facility with a balcony, timber strip floor and a dispensing bar with a mobile counter.

The residents' lounge has a balcony overlooking the courtyard and the walled garden. The bedrooms are in two wings with family, double and twin rooms, 12 of which have sea views.
