InvestmentsAn office investment at Earlsfort Terrace in Dublin 2 and a retail investment at Patrick Street in Cork have come on the market through agent CB Richard Ellis.

The agency is quoting €17 million for Segrave House on Earlsfort Terrace which was developed in the 1970s by Green Property.

It has a total floor area of 1,625sq m (17,491sq ft) and 18 surface car-parking spaces.

The building is multi-let and is producing a rent roll of €586,480 from four tenants.

The rent has the potential to rise to €820,000 when the third and fourth floors - currently vacant - are occupied, according to Colm Luddy of CB Richard Ellis. The remainder of the space is rented by LGT Bank, Nortel Ireland Ltd, Colt Telecom Ireland and Columbia Pictures.

The agent is suggesting a price of €9 million for the Barratts shoes building at Patrick Street in Cork which is rented at €315,000 per annum.

The current yield is 3.14 per cent but the return should rise significantly when the rent is reviewed in September, 2010.
