Members of the fire service were called to the property in Princes Street in the city at around 1.30am.

Three men and a woman fled the house, with two of them jumping from a first floor window to escape the flames. All four were treated for burns and smoke inhalation, while the pair who jumped to safety suffered injuries on impact.

"We established that a male and a female had left the premises prior to our arrival and that another male had jumped through the window," he told BBC Radio Ulster.

"As crews were preparing to get a ladder up, there was another male on the first floor. The man jumped as well."

Police said they were treating the cause of the fire as malicious. They appealed to anyone who could assist them in their investigation to come forward.
