Stillorgan €695,000The prices being sought – and achieved – for well-presented family homes in established locations in south Dublin prove it is not possible to talk about a single "Irish property market", as if the same conditions apply in every sector.

Earlier this year a five-bedroom house in Fosterbrook, a large estate built about 20 years ago, off Stillorgan Road in Dublin, made €645,000 after a short sales campaign. Now another five-bed in the estate, 69 Fosterbrook, is for sale through Sherry FitzGerald for €695,000.I

t’s a strong price, reflecting the condition, size and location of the house, but also the scarcity of supply in this part of the market, where there is demand from families trading up.

The owners of No 69 bought in 2001 – they liked the estate so much they moved from an adjacent three-bed – and this house appealed because of the potential to extend and the size of the garden, which is one of the largest in the well-maintained estate.
