€5.5m could buy you this luxury home on the K Club's 5th hole in time for the Ryder Cup. You could even have Tiger Woods for tea, says Roisín Ingle
Breathtaking luxury aside, what is going to really spark interest in this house is the exceptional view onto the 5th hole of the K Club's Arnold Palmer golf course where the Ryder Cup is due to take place later this year.
Step onto the back lawn come September and without raising your voice you could ask Tiger Woods if he fancies popping over to your gaff for a cup of tea.
Two years ago property developer Paul Tiernan bought 6 Churchfields, the K Club, Straffan, Co Kildare from Ronan Keating, knocked it down and, with an exacting eye for detail, created a luxurious residence with a cool, continental feel.
There are 19 other houses on this estate and Tiernan owns a couple of them.
Should you have five and a half million or more to spare, your other neighbours will be the likes of Sean Dunne, Ben Dunne, Noel Smyth, a Texan oil baron and K Club owner Michael Smurfit.
Unlike some of the more ostentatious dwellings in this gated community which practically scream "I'm minted", from the outside number 6 doesn't try too hard to fit into what's been dubbed billionaire's row.
Only when you enter the circular, double height hallway complete with stunning chandelier do you officially start to be bowled over.
The plaster in the hall, brought in from Japan, has been flecked with copper dust which shimmers magically when lit. As with most of the floors in the house, the ones in the hall are fashioned from hand-bevelled Tuscan marble.
From the hall you enter the kitchen/dining/entertainment/libr-ary space which spans the width of the house. The south wall is glazed from floor-to-ceiling in American-style windows, curving at the corner to take full advantage of the sweeping views over the course.
The kitchen/dining area comprises a walnut and stainless steel kitchen with appliances from Gaggenau and Miele while a large island houses the hob, sink and further storage units.
There is also a utility room off this area and a large dining table laid, naturally, with Jerpoint glass and Wedgewood.
From here you go down a few steps into a sunken space which features a state-of-the-art entertainment centre with cinema quality visuals and sound. It's controlled, as everything else is, by one master remote control unit.
The walls in this space curve in places too, encouraging, says Tiernan, a "free-flow of energy". His understanding of Feng Shui - in addition to his capacity to spend more than a €100,000 on windows alone - might be responsible for the calm atmosphere in this home.
Through the library space off the entertainment area three en suite ground floor bedrooms feature open marble-clad wet areas. The soap holders are made from the same marble as the floors, Tiernan helpfully points out.
Into the hallway again, past the door leading to a cloakroom and visitor's bathroom, you go up a sweeping staircase to the main bedroom suite. Again, it's a curvy space with a quiet area for reading.
It's the main bathroom, though, which provides a centrepiece for this home.
The owner says the design of the house was inspired by the €36,000 bath carved over two months from the last chunk of marble to leave a quarry in Tuscany.
The cradle-shaped bath with its ever-changing grain and colouring sits in a curved bay window beside two oversized his-and-hers shower units.
The remote control unit will close the curtains here too so you can avoid being spotted by passing golfers.
All this and we haven't even mentioned the 139sq m (1,500sq ft) terrace on which more than a hundred people could comfortably party while looking out on the perfectly manicured course.
Oh, and there's two full K Club memberships and two Ryder Cup tickets included in the asking price.
