DUBLIN 8/€245,000:SHOW UNITS open today for the first time at a large apartment scheme off the South Circular Road. Herberton is a mixed-use scheme developed by Maplewood and Elliott JV on St James's Walk, Dublin 8.
When complete, Herberton will include 300 apartments, a shopping centre, bars, restaurants, community facilities and leisure club, as well as a public park. Twenty-five apartments are on sale through joint agents Hooke & MacDonald and GPK Properties.
Prices start at €245,000 for 47-52sq m (505-560sq ft) one-bedroom apartments. Two-beds of 59-72sq m (635-775sq ft) are from €300,000 and 82-110sq m (880-1,180sq ft) three-bedroom units are from €385,000.
Last time around, when the scheme was for sale off plans, one-bedroom units in the scheme were priced from €300,000, two-beds from €330,000, and three-beds from €445,000. Car-parking spaces at basement level cost €20,000.
Many units are smaller than in the previous launch, according to the selling agent.
Herberton is on the former Fatima Mansions site, at the rear of St James's Hospital. The scheme is beside the Luas with a stop just outside. Dublin city centre is in walking distance.
Building work on the scheme started last year and the first block of 130 apartments is due for completion from May.
Design is by Anthony Reddy & Associates and will involve a mix of mainly six and seven-storey buildings.
Many of the apartments have large glazed living areas, designed to maximise natural light.
