Baldoyle from €310,000: With over €35 million notched up in sales of apartments and houses at The Coast, there should be plenty of interest in a new phase at this scheme, writes Orna Mulcahy, Property Editor

The second phase of sales at The Coast development on the site of the former Baldoyle racecourse in Baldoyle got under way last weekend with over €35 million notched up in sales of apartments and houses.

Sherry FitzGerald New Homes is handling sales at the 280-acre development which will eventually have its own town centre and Dart station, due to open in 2008. Many of the homes will overlook a 110-acre public park while units on the upper floors of the apartment blocks will have far reaching views towards Ireland's Eye and Howth Head.

Purchasers at the new phase, called Myrtle, are mainly first-time buyers, as well as investors who see the rental market remaining strong in the city.

Over 80 units have already been reserved at Myrtle, ranging from one and two-bed apartments, three-bed duplex homes, three-bed townhouses, as well as four-bed townhouses and semi-detached houses.

Some are due for completion by the end of the year, with the remaining units at Myrtle ready for occupation next spring, according to selling agent Brendan Byrne. The apartments and duplexes are arranged in a series of low-to-medium height blocks and terraces that allow each unit a good amount of outdoor space in the form of patios, gardens and large decked balconies.

Each block is built around a large landscaped garden and most of the units are dual aspect. The larger homes having both patios and balconies.

The units are surprisingly large with a decent amount of storage space and attractive fitted kitchens.

A number of one-bedroom units are still available priced from €310,000; two-bedroom apartments cost from €€355,000 with larger two-beds available from €370,000.

Several different types of three-bedroom duplexes range in price from €420,000 to €455,000.

One remaining large three-bedroom apartment is for sale at €460,000.

For that price you get a corner unit with 106sq m (1,1,40sq ft) of living space and south and west-facing balconies.

Three-bedroom townhouses arranged around a square and with three floors of living space cost from €475,000, while larger four-bedroom terraced houses are priced from €545,000.

Four-bedroom semi-detached houses with good-sized back gardens and off-street car-parking start at €740,000.
