Edenderry: from €159,950Townhouses, terraces and bungalows are part of a mix of house styles being launched this weekend in Edenderry, Co Offaly. There are 52 homes on offer, all with three bedrooms.

The site is located on the Dublin side of the town, 15 minutes from Enfield and less than an hour's drive from the capital.

The Derrybeg scheme by Newlyn Developments goes on sale this Saturday. Edenderry is located on the Boyne river and the Grand Canal and is a large market town with good shops, restaurants and other services.

The development includes three-bedroom townhouses offering 85 sq m (920 sq ft) priced from €159,950. The three-bedroom terraced homes offer about 88 sq m (950 sq ft) and prices for these start at €167,950. There are 26 three-bedroom semidetached bungalows on offer with 88 sq m (950 sq ft) of living space and prices from €179,950.

The townhouses and terraced homes are designed by architects Bernard J Burke & Associates along traditional lines as two-storey three-bedroom units. The houses come as either mid or end-of-terrace style and both of these have similar layouts, including a spacious lounge to the front and dividing door to kitchen/diningroom, with the main bedrooms en suite. The bungalows feature an attractive bay window and private front and back gardens. These overlook a green area.

The small cul-de-sac development is convenient to the town centre, schools, facilities and the new Edenderry shopping centre. The centre will be anchored by Dunnes Stores and will include a cinema, 60-bedroom hotel, leisure centre, pub, DIY store, crèche and medical centre.

The development is just 15 minutes from the commuter train in Enfield and a 30-minute drive from Leixlip, the home of Intel which last week announced a massive €1.6 billion expansion. The influx of new employees to take on the jobs promised by the expansion should serve to increase demand for homes as close to Leixlip as Derrybeg.

Agent for the Derrybeg scheme is Martina Dillon of Leahy Property Consultants. Showhouses open this weekend. The developers maintain that Derrybeg will be fully completed within 12 months.
