ANOTHER OF the residential properties in financier Derek Quinlan’s portfolio has come on the market. This time it’s a mews property he developed himself on Grosvenor Lane in Rathmines, Dublin 6.
Built in 2008, it is one of four contemporary mews houses on the lane, designed by HKR. The other three were sold last year. The asking price was €380,000 each, but they are believed to have gone for a little more. Number 11d was rented and is now also asking €380,000 through Owen Reilly.
It is a far cry from the €1 million each being asked for the houses when they were launched four years ago. When buyers failed to materialise, the mews were put back on the rental market for upwards of €2,000 a month.
No expense was spared in the finish of the 85sq m (915sq ft) mews. The ground floor is open plan and has a Siematic white gloss kitchen with integrated Neff appliances. It is double height and bright, overlooked by the upstairs landing.
The kitchen flows through to a sitting room, which in turn leads to a secluded, small garden and patio area. Upstairs are two double en suite bedrooms, front and back.
This is not the only former Quinlan property on the market. Numbers 1 and 3 Shrewsbury Road, Ballsbridge are asking €7.5 million through Sherry FitzGerald, and 8 Raglan Road, Ballsbridge is asking €5 million through Knight Frank.
Number 6 Shrewsbury Road (Derrymore) has already sold for €7 million, while 43 Ailesbury Road sold for €2.7 million and 1 Elgin Road for €2.6 million. An apartment in the Merrion Hotel sold for €2.2 million and there is a rented apartment at 29/30 Fitzwilliam Square.
