Foxrock: €7mFoxrock village is a hive of building activity these days with many of the gardens on Brighton Road now earmarked for housebuilding. However, with the planners insisting on low density rather than high, the real market in the neighbourhood is for large family houses with enough garden to allow privacy.

This is what developer David Agar is offering at Craughwell on Brighton Road, a fabulously refurbished six-bedroom house on 0.4 acres that's aimed at cash-rich, time-poor families.

Think families who want to have 100 people for drinks one night, and curl up and watch movies on the flat screen over the fireplace the next. People who don't garden, but who have a man to tame the lawn and shrubs on a regular basis.

Also, people who don't have a lot of baggage - Craughwell is being sold fully furnished with everything down to the sofas, beds, sheets and towels, knives and forks included in the price.

The perfectly plain 1950s house which has over 5,300 sq ft, has been brought right up to date with the ground floor living space reorganised to provide a vast, airy kitchen-cum-livingroom with doors opening onto the split level patio, complete with a serious barbecue kitchen. It's overlooked by a teak-clad roof garden complete with hot tub and hurricane lamps.

The lavish bathroom arrangements include no less than nine toilets, while all the bedrooms are en suite.

The main bedroom has a fully fitted dressingroom while children will fight over the two attic bedrooms that are big bright doubles with lots of storage space.

Clearly designed with parties in mind, the ground floor has a generous wide hallway, a formal diningroom and a separate sittingroom. At the far end of the house is a nanny (or granny) studio with its own front door.

The asking price is €7 million and David Agar is selling it through his property company, Profile Homes.
