Teed up views at spacious D4 refurb

Double bay-fronted house was gutted and extended to create 263sq m home with bright, interconnecting living areas downstairs and four double bedrooms upstairs

When the owner bought number 18, Nutley Lane, the house was guiding at €1.5 million. This was 2006 and it finally sold for €2.6 million.

The new owner gutted and extended the 147sq m (1,592sq ft) property to bring the original garage into the overall floor plans creating 263sq m (2,828sq ft) of home. It has new wiring and plumbing, and the works were completed in 2008.

The house is now double bay-fronted and, while extensive, comprises just three rooms downstairs. Two of these are very large interconnecting spaces, the first of which leads from the wooden-floored, bay-fronted drawingroom through to a formal diningroom.

Glass doors separate this room from the open-plan kitchen/dining/familyroom, a vast space that spans the width of the house.

This is a huge and light-filled room thanks to the wall of glass that separates it from the raised sandstone patio, a sunny outdoor space with a westerly aspect.

It can be accessed from sliding doors in the family area and another set of doors in the kitchen.

Privacy

A set of steps lead down from the patio to the lawned garden, which feels really private.

The patio provides views to golfers teeing off at the first hole at Elm Park golf club.

The kitchen has vanilla glass units and walnut worktops. There is a small breakfast bar at its centre.

A large opening leads to a utility, hot press and guest wc. To the front there is a smart study that only feels small in comparison to the scale of the other rooms.

There are four bedrooms upstairs. All are doubles. The master is set to the rear of the house and looks out towards Elm Park. It has an open dressingroom and a shower en-suite bathroom.

A second bedroom has an en suite. The house has been staged for sale by House and Garden and is asking €1.65 million through agent Hunters, which sold 22 Nutley Park, a four-bedroom shell with no electricity, for €1.1 million last July. It had been asking €1.295 million.

Number three Nutley Park sold for €1.425million.

Down the street 45 Nutley Lane, a four-bedroom detached house in need of complete modernisation, sold through DNG in December for €1.275 million. It had come to market asking €1.4 million.

Back in 2008 the same property was withdrawn from auction quoting €2.5million through agents Lisney.
