Norabrook is a 1.7 acre infill site at the intersection of St Lawrence and Howth Roads that came to market with full planning permission for 18 large homes in September 2015 guiding €5 million.

The site was purchased by Clontarf-based Hugh McGreevy & Sons, whose previous developments include Red Court Oaks just off Seafield Road in Clontarf, St Brigids in nearby Killester and Forester Square, an infill scheme of apartments and duplexes on Willsbrook Road in Lucan where the housebuilders also constructed Elmbrook.

The 18-house development was launched last July and 10 of the tall, three-storey, brick-fronted A3-rated properties have already sold.

Broad and roomy with wide halls, about 1.5 m across, and good ceiling heights, about 2.7m at hall level, each house has a slightly different layout with some units featuring a second reception room on the first floor. In others, this room is on the third floor.  

Six properties are being launched today through agent SherryFitzGerald. Five of these are five-beds and there is one four-bed end-of-terrace also for sale. They range in size from 204sq m/2195sq ft to 244sq m/2626sq ft with asking prices beween €950,000-€1.25million.

Two four-bed units, one mid-terrace, the other end-of-terrace, are due for completion in summer 2018.

There are three five-bed semis measuring 236sq m/2549sq ft. Numbered two, six and seven these homes are each asking €1.1million.

The showhouse, number four, is a five-bed detached designed by Trisha Younge Interiors and is for sale with its contents. It has a dual aspect open plan kitchen dining living room to the rear and is asking €1.25million.   

Number one is another detached five-bed that has a more traditional layout with the living room at hall level and interconnecting doors through to a large open plan kitchen/living/dining room. A generous utility room has a side door providing direct access for all muddy comings and goings. Measuring 239sq m / 2572sq ft this property is also seeking €1.25million.

Number 12 is a four-bed end of terrace of 204sq m / 2195sq m. The fit-out includes smart pale grey handle-less Leicht kitchens by McNally that include Silestone countertops and Siemens appliances.
