SOUTH HILL in Dartry is a small, quiet established estate of mostly semis that, in the past few years, has seen an increasing number of houses changing hands from their original owners to new families.

The owner of 36 South Hill, a fashion designer, has lived in the house for the past 20 years and when she decided it was time to move on she took the unusual step of radically making over the house for the sale.

The renovation, which included a major extension, took over a year and it's now a five-bedroom light-filled family house designed with flair, meticulous attention to detail and a family-friendly layout. It's for sale through Gunne for €2.25 million.

As a designer she was particularly interested in the detail, right down to commissioning a four-metre high stained glass window for the front which throws light into the newly enlarged hall. There is a bespoke oak staircase and all internal doors have been replaced with solid oak contemporary styled ones. She also put in the sort of technology people in this level of the market are looking for, including underfloor heating beneath the wideplank oak flooring, an air filtration and ventilation system, wired the downstairs for sound and installed an internal vacuum system.

The now double-fronted house has a small livingroom on one side of the hall - it would make a good home office or den - plus a large guest toilet and on the other side are interconnecting reception rooms. The main feature is a specially made limestone fireplace.

This opens into a new sunny room at the back of the house, with wall-sized glazed sliding doors, which could be used as a formal diningroom or playroom.

A door opens into the ultra modern, bright kitchen fitted with a mixture of high gloss cream and oak units.
