Market Report:  The average asking price of a two-bedroom apartment in Dublin is just over €400,000, according to research by Savills Hamilton Osborne King. The typical expected price for a two-bed in the city centre was €450,000, decreasing to €400,000 in the southside suburbs and €340,000 on the northside.

Dublin 4 was unsurprisingly the most expensive place to buy a two-bedroom apartment, with an average price of €584,650, while Dublin 22 was the cheapest area, with prices averaging at €298,000. In both Dublin 4 and the second most expensive postcode, Dublin 6, two-bed apartments sell for more than €8,000 per sq m (€743 per sq ft). In Dublin 22, Dublin 11 and Dublin 17, the average price per sq m was less than €5,000 (€464.5 per sq ft). The greatest range of prices within one area was found to be in Dublin 8 and south County Dublin.

The typical size of Dublin apartments is 68sq m (730sq ft). In analysis of two-bedroom apartments in the Dublin 15 area, where apartments tend to be larger in size, prices are "comparatively inexpensive" and properties are in good supply, the authors note. But apartments in Castleknock are more expensive than the rest, averaging at just over €417,000 compared to €293,000 in Tyrrellstown.
