RedevelopmentSite:The construction and joinery firm of W&J Bolger Ltd is to sell its premises at the junction of Ardee Street and Chamber Street in Dublin 8, where it has been based for over a century.
W&J Bolger Ltd plans to relocate to a purpose-built facility.
Cathal Kelly of agent Savills HOK is suggesting a valuation of over €9 million for the site of 0.24 of a hectare (0.6 of an acre) which is located just off Cork Street and Newmarket Square.
The area is undergoing significant rejuvenation with several notable developments recently completed, including the Warehouse apartments, Adelaide Square and Cathedral Court.
Several other sites in the area - including one at Blackpitts and another one owned by Eircom - have also been earmarked for possible redevelopment.
A feasibility study by Cullen Payne architects suggests that the Bolger site could accommodate a six-storey development to include 64 apartments, ground floor retail and a crèche.
The site, which goes for sale by tender on April 25th, is within easy walking distance of several third-level colleges.
