InvestmentsWith well located commercial buildings in particular strong demand in Dublin city centre, there is likely to be any number of runners for The Mercantile Building at 26/27 Eden Quay, Dublin 1, which has just come on the market through agent HT Meagher O'Reilly.

James Meagher of that agency is inviting offers over €7.5 million for the landmark building which is likely to appeal both to investors and owner-occupiers.

The four-storey over basement office has a single-storey mews and courtyard at the rear.

The buildings have a gross floor area of 868.6sq m (9,350sq ft).

Planning permission was granted last November by Dublin City Council for a new rear block with 1,400sq m (15,069sq ft).

The Mercantile Marine building is close to Liberty Hall, the Custom House and the International Financial Services Centre.

It also overlooks Butt Bridge and is within five minutes walk of Busáras and Tara Street station.
