Old Lisney offices on St Stephen’s Green to get facelift

Rent of €450,000 per year quoted for six floors of offices with 758sq m (8,159sq ft)

New Ireland Assurance Company is to embark on a comprehensive refurbishment of 24 St Stephen's Green, the former Lisney head office near the Shelbourne Hotel, before letting it to new tenants.

Letting agent Keith O’Neill of BNP Paribas Real Estate is quoting a rent of about €450,000 per year, the equivalent of €576 per sq m (€53.50 per sq ft) for the six floors, which have a net internal area of 758sq m (8,159sq ft). The building, expected to appeal especially to professional service companies, has about 92.9sq m (1,000sq ft) on the ground floor and typical floor plate sizes of 141sq m (1,517sq ft) on most of the other levels.

The penthouse suite with its own dedicated kitchen is to be extended and upgraded and will be surrounded by an impressive roof terrace with exceptional views over St Stephen’s Green. There are four car parking spaces at the rear renting at €4,000 each along with 12 covered bicycle bays.

The overall accommodation is to be brought up to a Grade A standard and will include raised access floors, suspended ceilings with recessed modular LED lighting, four pipe fan coil air conditioning and a new eight-person passenger lift.

Mr O’Neill said the building had a headquarters feel to it and would appeal to mid-sized companies wanting to expand and upgrade their operations in Dublin’s central business district.

The refurbishment work would commence shortly and the building would be ready for tenant fit out from next September.
