Investments: A newly completed, high quality office block at Cork Street in The Coombe area of Dublin 8, with a valuation of €26 million, is about to be sold either in one lot or on a floor-by-floor basis.

The developers will also consider letting the space.

Deirdre Hayes of HT Meagher O'Reilly said yesterday that they had already received "significant interest" in the seven-storey building, one of the last of its kind on the edge of Dublin 2 to carry 80 per cent capital allowances.

The Guild, which is ready to move into, has a floor area of 3,518sq m (37,867sq ft). Floor plates range in size from 311-693sq m (3,348-7,459sq ft) and there are 27 car parking spaces at basement level.

The agency is quoting a selling price of over €7,527.80 per sq m (€700 per sq ft) and a rental value of €376.74 per sq m (€35 per sq ft).

The accommodation has been fitted out to a high specification and offers considerable flexibility.

It has raised access floors, air conditioning, suspended ceilings, recessed lighting and floor boxes. The upper floors have the use of a roof terrace with wonderful views over much of the inner city.
