:ONE OF the 14 Irish stores operated by the UK footwear chain Barratts – the high profile unit at Eyre Square shopping centre in Galway – has come on the market at an asking price of €812,000 in a planned sale and leaseback deal that will show a return of 8.25 per cent.
Barratts survived administration by closing a large number of stores in the UK before the company was taken over in a management buyout.
Savills is handling the sale of the shop, which has a floor area of 116sq m (1,249sq ft) at ground-floor level and a further 44sq m (474sq ft) on the first floor. Investors have the option of settling for a rent of €70,000 or 10 per cent of turnover, exclusive of other occupational costs, under a new 15-year lease.
Gareth Shiells of Savills said Barratts Irish business was performing very well and investors would take comfort from the impressive like-for-like sales growth in the Galway store.
