Lisney is seeking in excess of €500,000 for a commercial and residential investment at 117/118 Church Street, Dublin 7, which will provide a double-digit return for investors. The building is being sold on behalf of Simon Davidson, receiver at HWBC Allsop.

Boylesports, the bookmakers, are renting the ground floor of the premises at €40,000 per annum. There are four newly refurbished one-bedroom apartments on the upper floors, three of them let to tenants. One has been left vacant to facilitate viewings during the sale. When this unit is let the rent roll will rise to €70,300 per annum.

Duncan Lyster said the market for investments such as that on Church Street had improved because of the strong rental sector performance.

He said they expected good interest in the building which had been extensively refurbished in recent months.
