A Victorian era house at 26 Burlington Road, Dublin 4 - due to be auctioned by Lisney on June 7th - will be bought either for prestigious offices or for conversion into a handsome home.

James Nugent of Lisney is suggesting an AMV of €5.5 million for the semi-detached house and a mews building at the rear which have been used as offices for the past 20 years by the survey company Behaviour & Attitude.

Because of the rapid expansion of the business, they are planning to relocate shortly to an equally impressive building, Milltown House, at Mount St Annes in Milltown, Dublin 6.

The Burlington Road property is exceptionally well located overlooking the grounds of the Burlington Hotel which is is due to be redeveloped over the next few years.

The two-storey over garden level house has a gross floor area of 317sq m (3,412sq ft), including a tastefully designed modern two-storey hexagonal extension which overlooks a large south-easterly facing rear garden.

A further bonus is that the gravel-covered front driveway can provide parking for up to six cars.

The two-storey mews is accessed both from the rear garden and from Waterloo Lane. The mews extends to over 82sq m (882sq ft) and has separate parking for four cars.

James Nugent says there is obvious scope to redevelop the mews into a larger, modern building.

Some years ago permission was granted for such an upgrading but it has now run out.

Nugent said he believed the property would have wide appeal to office occupiers "wishing to make a statement", as well as others looking for an impressive home in Dublin 4.
