€2.7m for Georgian house and mews

In yet another sale of one of Dublin's prestigious Georgian houses, agents Knight Frank are to seek a buyer for number 21 Fitzwilliam Place and a residential mews at the rear on Lad Lane at an overall price of €2.7 million.

The four-storey over basement mid-terrace house, extending to 436.6sq m (4,700sq ft), is being sold on behalf of receiver Tom Kavanagh of Deloitte & Touche and is expected to appeal to investors as well as wealthy buyers interested in converting it into residential use.

The basement, ground, first and second floors, with a net internal floor area of more than 341 sq m (3,671sq ft), are let as offices. The 95sq m (1,029sq ft) on the third floor is in residential use, bringing the overall rent roll up to €73,600.

The house has six car-parking spaces and a three-storey residential mews building to the rear at 21 Lad Lane. This building is divided into three two-bedroom apartments, which are currently vacant. There are also three parking spaces with the residential accommodation.

Tom Fahy of Knight Frank is guiding €2.7 million for the overall property or €1,950,000 for the Georgian building and €750,000 for the mews.
