Prices are down at a south Co Dublin scheme where 20 new homes go on sale from today

NEW HOMES are news nowadays because so few are coming to the market – and when they do, it is at prices substantially less than they would have been asking in the boom.

And so it is at Carrickmines Manor, on Glenamuck Road in Carrickmines, Dublin 18, where 20 homes are going on sale today through DNG New Homes.

The units – mostly two-bedroom apartments, but including one-bedroom apartments, three-bedroom apartments and duplexes and four-bedroom townhouses – range in price from €120,000 for the one-beds up to €295,000 for the townhouses.

The prices are on average about 66 per cent down from the prices the units were sold for in 2006/2007, when they were launched. Then, one-beds cost from €375,000, the four-bed townhouses from €795,000.

In all, there are about 271 units at Carrickmines Manor, a development near the M50 more or less within walking distance of Carrickmines Retail Park and the Ballyogan Woods Luas stop. Of these, around 200 have been sold according to agent Gina Kennedy.

The scheme has been in receivership since last December, when developers Pierse Contracting and Paddy Kelly’s Redquartz Boundary went into liquidation.

The units for sale have been rented for the past three or four years, and have now been spruced up for sale.

Built at the height of the boom, they are high spec, with all the elements that became must-haves in the Tiger era. Kitchens come with either black or sand-coloured granite worktops, high gloss ivory or cherrywood units and Neff appliances. Bathrooms are fully tiled, en suites in both the townhouse and apartments are generously sized.

The 138sq m (1,485sq ft) four-bedroom showhouse has three storeys, and the main bedroom on the top floor has good views towards the Dublin mountains – it’s quiet enough to allow you forget you’re minutes away from the M50.

The two-bedroom apartments have 67-79sq m (721-850sq ft) of space, and spacious open-plan livingroom/diningroom/ kitchens opening onto good-sized balconies with plenty of room for a table and chairs for those occasional summer days. The 111sq m (1,195sq ft) three-bedroom duplexes also have an outdoor space, in this case, a high-walled roof terrace. All units come with either a balcony or a patio/terrace. They all come with a designated car-parking space – and although the Luas is nearby, the location near the M50 means that many owners will have cars. Service charges range from €680 a year for the townhouses to €1,500 for the two-bed apartments and €1,800 for the duplexes.

The units are on view tonight from 6pm-7pm and on Saturday from 11am-6pm.
