Bovale Development's long-awaited housing scheme at Swords, Co Dublin comes on the market today with selling agent David Rogers. The first phase of Boroimhe will have 60 two, three and four-bedroom houses on offer at prices ranging from £127,000 for an 800 sq ft two-bedroom terraced house to £325,000 for the most expensive five-bedroom detached house with garage.

The development is located on the Dublin side of Swords, bordering the Dublin-Belfast Road. A link road is planned for the site entrance, says David Rogers. Although none of the units has been pre-sold, there is a waiting list for the houses and brisk sales are expected.

Approximately 200 houses are planned on Bovale's 25 acre site, and the first houses in the initial phase are currently expected to be occupied by October next, with the remainder completed by Christmas. The entire scheme will be finished in July next year.

For sale today there are 16 two-bedroom terraced houses, 19 three-bedroom end of terrace, 23 four-bedroom semi-detached and detached houses and three five-bedroom detached houses.

Six blocks of apartments and duplexes will be built in a later phase of Boroimhe, and these will be sited at both the entrance of the scheme and at the rear. Duplex apartments at the entrance will be on a slight downward slope and therefore will not tower over the nearby detached houses, says David Rogers.

Land belonging to Bovale at the rear of the present site will be developed in the next few years, but any future scheme will have a separate entrance, and will not disturb Boroimhe residents, says the agent. This is one of the first major schemes to follow the new density guidelines published earlier in the year. While the four and five-bedroom houses have a traditional layout with front and back gardens, two and three-bedroom units are designed with cobblelock parking spaces in front, and small enclosed rear gardens. A management company will look after the grounds for an annual fee.

Low maintenance is the key theme of the Boroimhe houses. All have a brick frontage, with brick sills, pebble-dashed side and rear walls and PVC windows. The 800 sq ft two-bedroom mid-terrace house, priced from £127,000 to £129,000, is the smallest house for sale. This has a bevelled glass and hardwood front door, and a small entrance lobby leading directly into the sittingroom. There is a big kitchen/ diningroom with good cupboard space and doors to the garden. The two bedrooms upstairs are both good-sized doubles with fitted wardrobes. There is a main bathroom between the two rooms. Next in size is a three-bedroom end of terrace house of 960 sq ft costing from £145,000 to £165,000. This house-style has a traditional entrance hall, good-sized sittingroom and doors to a combined kitchen/diningroom. The dining end of this room is in a bay, with doors to the garden. The main bedroom with en suite takes up the entire rear of the house upstairs and like the two smaller bedrooms, has fitted wardrobes. The main bathroom is also upstairs.

The 1,340 sq ft four bedroom semi-detached house has a traditional layout with a front garden and driveway. This is priced from £195,000 to £225,000 and is a particularly bright house.

There is a wide entrance hallway with downstairs guest cloakroom off. A bay-windowed sittingroom and the separate diningroom are connected by double doors, with doors to the garden at the dining end. The kitchen is large, with a breakfast area overlooking the rear garden. Units are the popular beech Shaker-style and these have green marble-effect worktops. There is a small utility room.

Upstairs the main bedroom has a wall of wardrobes and an en suite shower. One other bedroom is a small double and the remaining two are singles. The main bathroom is at this level. Four bedroom detached houses of 1,340 sq ft have a similar layout and cost from £250,000 to £260,000 depending on plot size.

THE most substantial house in the development is a 1,760 sq ft detached home with garage, priced from £295,000 to £325,000. This has an entrance hall with guest cloakroom and a study at the front of the house. The spacious sittingroom has a curved bay window and double doors to the diningroom. This room has glass doors to the garden. The kitchen is L-shaped with plenty of room for family dining. Units are cherrywood and there is a utility room with a door to the side garden. At the dining end there are glass doors to the rear garden. The attached garage has scope for extra living space for an expanding family. Rear gardens will be levelled and seeded and the front gardens landscaped. Several open areas are planned around the development.
