Dalkey: Rockmount in Dalkey, Co Dublin, sits well back from Sorrento Road at a point where it widens and curves. A bright, late-Victorian house (very late, built in l905) it has a centre door, reception rooms to either side of the entrance hallway, and many intact original features - including six original fireplaces.

It will be auctioned on October 9th by Douglas Newman Good, which is quoting an advance guide price of €1.8 million.

It has 836 sq m ( 3,000 sq ft) of floor space, which includes four/five bedrooms (one of them en suite), four/five reception rooms (including formal and informal diningrooms) and a galley-style kitchen with breakfastroom.

The less formal, living part of the house is at garden level, where there is a separate entrance below the granite steps which lead up to the main door and more formal hall level.

The hallway has a Chinese slate floor and leads to a long, open-plan area in which the family room steps down to the breakfastroom and goes on into the kitchen. The original wall along one side has been stripped back to brick and granite; on the other side, it has been painted a creamy yellow. There are inset fireplaces in the family and breakfastroom areas and an arch leading into the galley kitchen.

This has a Belfast sink with solid pine draining boards. An electric and gas double oven, with shining brass knobs, will remain. There are a limited number of fitted units, but a shortage of storage space.

The family bathroom with its white painted panelled walls is also on this level. It has , a free standing bath, toilet, tucked-away washing machine and slate floor. A nearby bedroom, or study, has built in wardrobes and a window overlooking the rear garden. The formal diningroom is on this level too.

Upstairs, on the landing return, is a guest toilet with fine garden views. The high, gracious livingroom to the right of the hallway runs the length of the house, with original sash windows to the back and aluminium windows with original shutters to the front. Double doors allow about a third of the room to be closed off.

The rooms on the other side of the hall have been laid out as drawing and dining- rooms, with polished floorboards and an arch between them.

The hallway is lit by a window on the turn of the stairs, from where there are views as far as Howth.

The main bedroom has a marble fireplace, polished floorboards and windows to the front. The large en suite has an original sash window with side panels and some of the best views of the bay to be had from Rockmount. Both of the other bedrooms have fireplaces.

The rear of the house has a gravelled patio, storage shed and granite steps to the garden, where there's a lawn, raised beds and a second patio in the corner. There is parking for several cars to the front as well as bushes and shrubs.
