A new development of 146 two, three and four-bedroom homes at Liffey Valley Park, on the Dublin side of Lucan, is being launched this weekend, with a variety of house sizes, the smallest of which is expected to appeal to the price-conscious first-time buyers' market.

The first phase of 72 houses is being released and the completion date will be mid-June, according to selling agent GKP Properties.

Two-bedroom mid-terraced houses - of which there are 10 - are priced at £105,950; four three-bedroom mid-terraced units cost £116,950 and 12 three-bedroom end-of-terrace homes cost from £119,950 to £124,000, depending on garden size and extras.

The majority of the houses, some 46 in the initial launch, will be three bedroom semi-detached houses, costing £127,950. An optional garage and utility room in some of the houses will bring the price to £139,950.

The Liffey Valley Park site is located three minutes from the M50 and under a mile from Lucan village. Architects Fenton Simons have designed the frontages in three-quarters brick with a tudor-style faux timber upper storey and decorative roof tiling over the garages. The smallest of the houses, is a two-bedroom mid-terrace with 750 sq ft, costs £105,950. The house opens, cottage-style, almost directly into the sittingroom, with a small but bright lobby suitable for coats and umbrellas. A kitchen/ diningroom opens off the sittingroom. The kitchen has green-painted units and sliding doors to a long and narrow back garden.

Upstairs, there are two double bedrooms, both with wardrobes and a good-sized bathroom. There are three separate three-bedroom designs. A mid-terrace house with 1,070 sq ft costs £116,950. It has a hallway with guest cloakroom and a good-sized sittingroom. Doors lead from the sittingroom to a large diningroom/kitchen. There are two double bedrooms and one single upstairs, with the main room en suite and a family bathroom off the landing. The end-of-terrace version of the three-bed is the same size and costs from £119,950 to £124,000.

The three-bed semi-detached house is larger, at 1,106 sq ft, and costs £127,950 for the standard version and £139,950 with a garage and utility room added. These houses have a long narrow entrance hallway with guest cloakroom. Upstairs, off a hexagonal landing, there are two double bedrooms, one single room and a family bathroom. The main bedroom has an en suite shower.

Although not part of the initial launch, four-bed homes with 1,240 sq ft are also planned.
