Ballinteer: from €380,000 Ballinteer is one of those suburban areas in south Dublin that has benefited in terms of profile and attractiveness from the M50 and the nearby Dundrum Town Centre.

There is a great deal of development in the area and canny Park Developments spotted a piece of land at the back of the long-established Woodpark estate off the Ballinteer Road and has built a small, new mixed-use development also called Woodpark.

On offer is a mix of houses and apartments, and of the two options the houses are by far the most attractive proposition. There are 14 two-bedroom houses priced from €470,000, most are in a short terrace of four houses but two are semi-detached and these are priced at €505,000.

The houses have 79sq m (850sq ft) and are laid out like well-planned two-up two-downs. Off the hall is a livingroom and it opens into a large kitchen/diningroom to the rear with a utility and wc off it. Each house has a fenced-off back garden that comes complete with timber garden shed. Upstairs there are two good-sized double bedrooms with fitted wardrobes and a family bathroom. The main bedroom also has an en suite.

There is a showhouse for the two-bedroom houses but the four three-bedroom semis of 90sq m (975sq ft) for €580,000, a three-bedroom detached house of 97.5sq m (1,050sq ft) for €630,000, and a four-bedroom detached house of 162sq m (1,741sq ft) at €825,000 will have to be bought off the plans.

There is nothing particularly remarkable about the design of the rather featureless looking apartments. They certainly show none of the design panache and contemporary approach seen in some of Park Developments other schemes in south Dublin, such as Kelston in Foxrock, Mount Saint Annes in Milltown and Hanover Quay in south Dublin's docklands.

At Woodpark the apartments are built in four blocks in the familiar two-storey over garden level formation with PVC windows and a very functional looking black metal balcony on the upper floors. In all, there are 34 apartments but only seven are on the market as the rest have been ear-marked for affordable housing.

The apartments have 69.5sq m (750sq ft) and are priced from €380,000. Inside, the livingroom, kitchen and dining area are all open-plan with a door leading to an internal hallway off which is the bathroom and two double bedrooms. The main bedroom has an en suite.

Standard features in all Woodpark homes include integrated appliances in the kitchen and utility room; tiling in kitchen, bathroom and en suite; built-in wardrobes as per show unit; and one designated car-parking space for the apartments.
