PORTMARNOCK: €850,000 While needing some work, an 18th century house with a church in its back garden has the potential to be something special, writes Rose Doyle.

BUYERS WITH A passion for the unusual might find an answer to their prayers in St Marnock's, an 18th century house for sale in Old Portmarnock, Co Dublin with its very own church in the garden. There's even a small graveyard attached, though further burials are not anticipated.

Set at a crossroads, the house and church have the look of other times in another century about them.

St Marnock's, the house, dates from 1785. It is two storeys with two bedrooms and three reception rooms. St Marnock's, the church, long deconsecrated, has three rooms, a mezzanine level and bell tower and would make a fine working studio if not a dwelling house.

Surrounded by 0.28 acres of well cared for garden, house and church are a landmark in the area: St Marnock was a contemporary of St Patrick and gave his name to the area so it's hardly surprising.

House, church and grounds will be sold as one lot by Lisney who has set an auction date of June 5th and an AMV of €850,000.

St Marnock's, the house, has been made comfortably modern but announces its pedigree in a chiselled 1785 above the front door.

A rear extension increased the floor space to 150sq m (1,600sq ft) and allowed for a main, en suite bedroom, bathroom and second bedroom on the first floor.

Intact period features blend with such as tiled and polished wood floors, wood panelled ceilings and picture rails.

Two of the reception rooms have open fireplaces while the third has three picture windows making the most of garden views.

St Marnock's church has a floor space of 118sq m (1,270sq ft) - which doesn't include the mezzanine or bell tower. At ground level there's a snooker table area, nicely lit by shuttered windows on two sides.

Stairs lead to the mezzanine level where there is light from the original church windows.

The church needs work to be completely functional but has its own heating and electrics.
