Offices near Baggot Street Bridge almost ready for fit-out

A marketing campaign gets under way this week for an impressive new five-storey, 30,000 sq ft office building just off Baggot Street Bridge in Dublin 2, which will be ready for fit-out in December.

Joint agents Harrington Bannon and Agar are quoting a rent of £39.50 (€47.62) per sq ft for a single letting and £39 (€39.52) if it is let on a floor by floor basis. There are 12 car-parking spaces available at £2,500 (€3,174) per annum.

Designed by Project Architects, Fleming Court is conveniently located on Fleming Place, just off Mespil Road. The building, with a recessed penthouse level, will have a number of striking features including a double-height glazed entrance atrium with polished-tile floors and a central staircase. The external elevations will feature unusual Zimbabwe black granite and blue glass. Individuals floors, ranging from 3,000 to over 7,000 sq ft, will have full modern specifications including raised access floor, plastered and painted walls, suspended ceiling and recessed lighting. There will also be air conditioning and an eight-person lift.
