IT’S EXACTLY 10 years since 68 Tritonville Road in Sandymount last came on the market. Then the Victorian end-of-terrace two storey over basement sold for just over half a million euro.

It was full of original period features but was in need of updating – which the new owners have clearly and very smartly done – and it’s back on the market, renovated and extended, for €1.25 million. The agent is Sherry FitzGerald.

Two-over-basement-style houses come in a variety of sizes and this is a particularly large one. The builder took advantage of its end-of-terrace location by putting the front door and in turn the formal and gracious looking hall to the side. This has the effect of making the house wider than usual, both at basement and hall level, which means extra rooms and a large return. In all there is 257sq m (2,766sq ft).

The livingroom to the front has two tall sash windows and a marble fireplace and this opens into the formal diningroom at the back. Both have elaborate plasterwork as does the hall. In the return there’s a small room with a fireplace, currently used as a bedroom.

Upstairs the main bedroom is to the front, running the width of the house and it has an en suite. There’s a double bedroom to the back. Extending up into the attic made room for another bedroom with en suite.

Down at garden level – there’s access from under the granite front steps – the eat-in kitchen is to the front. In keeping with the style of the house it was fitted with a John Daly cream painted wood kitchen, topped with green stone worktop and featuring a cream, four-door Aga.

This opens into a family room at the back of the house which in turn opens out onto the patio. Also at this level is a utility room, showerroom and an additional room that could be a fifth bedroom or a home office.

The garden is small relative to the size of the house – it probably was much longer originally – but it has been attractively landscaped to make best use of the space. To the front there is off-street parking for two cars.
